Smart Shop Place in Sydney Undergoing Renovations

 

The long-standing Smart Shop Place at the corner of Charlotte and Prince Streets in Sydney is being completely renovated in preparation for new retail stores.

 

Owned and operated by the late Harvey Webber for decades, the building housed several retail stores. It was later taken over by Bruce Maloney who operated the Shoe Tree business in the main floor and a shared artisan space on the second. Maloney then moved to a new business and sold the building to businessman Parker Rudderham and lawyer Sheldon Nathanson.

 

The building has been mostly empty this past few years, with a few operations coming and going, but nothing long lasting.

 

Rudderham and Nathanson want to change that. Rudderham explained, “We’re completely renovating the entire building and hope that we can attract new retail businesses to a modernized location. But, if not, we have some ideas of our own that we can start. We were planning to do this last year, but had other projects on the go.”

 

A recent leak led to the discovery of other issues, which prompted the owners to rethink their maintenance strategy for the building. A full renovation was decided. A new roof, painting, and other exterior work will be done in the warmer months.

 

The owners are funding the costly renovation with their own money and have not sought external funding. The work is expected to be completed in late Spring or early Summer.

 

Rudderham added, “As local business people, we believe that we should step up and invest in our downtown core. It’s risky, but it’s one way we can give back to our community.”

 

It’s not Rudderham’s first investment in the Sydney Waterfront District. He purchased a few buildings and properties in the area, including prime real-estate bordering Charlotte Street and The Esplanade. He owns Amedeo’s Italian Bistro and building on Townsend Street, which recently reopened under new management as Rimini Pasta & Noodle. And, he was one of the first investors to support the Cape Breton Highlanders professional basketball team.
