What CBRM Council Didn't Tell You...

Did your elected officials properly inform you that their decision to allow motorized vehicles on the Rail Trail may have a negative effect on your property value (A loss of up to 28%)? Reach out to them, if they haven't, and ask why they didn't? Ask them if you will be compensated? They are there to take your calls and emails.
Here are their public emails and phone numbers: http://www.cbrm.ns.ca/mayor-council-2.html

That is very interesting. Most of the time we think in terms of how we can increase our property values. Yet, in the CBRM, the taxes are so high, we often prefer avoiding an increase in *assessed* property value—to avoid the tax burden. Unless, of course, we're preparing to sell. From the link, this is very interesting as well: "The Property Valuation Services Corporation – PVSC - agreed with them, and granted a reduction of about 15%." https://www.activetwa.org/trails--property-values.html

People are shocked when they learn this but think about it, if you were looking at buying a home for your family and someone told you that ATVs from all over the island run constantly through your backyard, would you buy it if you had alternatives? This is why the value drops. The issue here is transparency. The rail trail steering committee presented this trail as an Active Transportation trail up until a presentation to council in February last year and then pulled a Bait & Switch and turned it into an ATV trail that runs right through resident's backyards. This battle is just beginning now and won't go away until this trail is converted back to an Active Transportation trail that was promised, property values are restored and quality of life is given back to the residents. More to come, stay tuned. tapn.be/nomotors

When the decision was made at Council, did anyone discuss this factor? I.e. disruption to nearby homes and/or property value impact?

Don't know if they did.
