What is a planning Strategy?

What would it take to have the perfect planning strategy for the CBRM?

In a recent article in the Cape Breton Post talking about the development of an apartment complex a local developer plans on building on the Sydney Waterfront, I noticed that interest was quite high for a building not even off the drawing boards yet


"A decision was made to increase the number of apartment units by three to 45 after a potential commercial tenant opted for a standalone location elsewhere in Sydney, Chernin said.

He said he currently has a waiting list of 76 people interested in renting one of the units.

“I’m not taking any deposits or anything until it’s a go, then it’ll be the first 45 people that want to make a deposit that’ll get it.”

Now from another article in the Chronicle Herald regarding Divestiture of Sydney harbour Chief Terry Paul states

“Membertou is a community that embraces progress,” he said.

“We don’t impede it. In fact, we feel that if we were included, it would speed up the process.”

Paul said the province has known since 2010 about the land claim, and with Membertou owning land at Sydport Industrial Park, the band is just as interested as anyone in port development.

We all know about the controversial sale of Archibald's wharf in North Sydney.
The shipyard is owned by CME which is a part of the Russell group of companies. The Russell group of companies is involved with the first nations people in Ontario with a company called Natsco.

WHAT DO WE KNOW


We now know that if an apartment complex was built in Sydney it would have more than enough applicants to fill it. We know that such a development would be a boost to Sydney's Downtown. We know that the first nations Membertou own land at Sydport that they want to develop. We know that Membertou has been very successful in any project that the group gets involved with. We know that CME is a part of the Russell group of companies. We know that the Russell group of companies have and still work with the First Nations in Ontario, which I assume is successful.

WHAT DOES THIS HAVE TO DO WITH COOPERATATION AND VISION?



Well lets have a look at what one possible planning strategy could look like in the future.



Ok it is now 2018 and the First Nations Membertou have just announced that the new hotel/apartment/condominium project built on the former North side Shipyard site has just been completed and is at full occupancy. This will add to a bustling North Sydney Downtown with its location next to the NFLD ferries. A local operator also just launched with cooperation of the CBRM transit authority, a harbour ferry operating between Sydney and North Sydney. The operator states that it is just logical to link the two locations where 100000 passengers a year dock in Sydney with the Cruise ships and 300000 passengers a year dock in North Sydney with the NFLD ferries. Morning and evening runs to Sydport will also be added to carry the many workers heading and leaving the First Nations/ Russell group shipyard. The shipyard has expanded recently with a floatable dry dock enabling them to take on bigger ships . One of the NFLD ferries is presently in dry dock and when that leaves the Yarmouth ferry CAT will be using the facilities. The Cat provides service from Yarmouth to Boston, with a weekly service to Sydney where it docks at the recently build Cruise Ship berth that was modified at the last minute to enable docking of roll on roll off ferries.



Well that is one possible scenario for what 2018 might look like for the city voted 3rd worse place to live in 2016.

Anyway got to get going, I'm bicycling from Glace Bay to Port Hawkesbury on the newly opened cross country hiking/bicycling trail just built on the old railway right of way.

That's right, somehow I started to exercise in the last 2 years. I blame it on that trail. I cant believe we waited so long to develop it

Excellent ideas. Chief Terry Paul and Membertou are going to keep investing and progressing. IMO, it would be foolish not to move in lockstep with them as top priority collaboration partners. And I would love to see the Halifax Transit-style ferry in Sydney. Without simply trying to remind of the Archibald's Wharf fiasco, it just seems like an all around great idea if such a ferry was moving between the Sydney Waterfront and the North Sydney location at the former Archibald's Wharf green space. It would increase the activity in both locations and really enhance the tourism value for vacationers and locals alike.

Michael, people are going to have a very tough time keeping you in the "negative" or "cheap seats" section. This post just goes to show how optimistic we can be if we just had a local government who worked with positive people!

Madeline I have lived in many places in Canada and I can honestly say that there are not too many places that have what Cape Breton takes for granted. We have to get over this thinking that the only thing that is going to save us is a new coal mine or steel plant ( Container Terminal) with lots of good paying jobs. The only thing that will save us is concentrating on moving from the 3rd worse city to somewhere in the top 20.Forget about dangerous coal mines that are polluting the world and encourage our youth to study high tech, green technology and the fine arts. Talent seems to grow on trees here. Build your tourism/ recreation opportunities, lower taxes and business will be knocking on our door. The secret is to get out of that 3rd worse spot on the list.

I have heard it said that looking for that one savour is something which is only common in certain of the CB communities, the ones that had coal mines or steel plants... other communities are much more creative and self reliant. Perhaps the focus for the island will switch to other communities before things improve.
